HELOC in Idaho Falls: what your equity is worth and how a line works
Updated
Short answer
A home equity line of credit (HELOC) lets an Idaho Falls homeowner borrow against the value of the home without replacing the first mortgage. Bonneville County's median sale price was $414,073 in September 2026, up 4.4% from a year earlier, according to Redfin, so many local owners hold more equity than they did a few years ago. HELOCs differ a lot from one lender to the next in how money is drawn, how the rate is set and when principal payments start, so compare the structure, not only the rate. A local broker can line up several lenders side by side for you.

Idaho Falls home values in 2026
Homes in Bonneville County are still gaining value, just at a calmer pace than the run-up a few years back. Redfin reported a median sale price of $414,073 for the county in September 2026, up 4.4% from September 2025. The typical home sold in 42 days, a little faster than the 45 days a year earlier.
The Census Bureau's five-year survey, covering 2020 through 2024, put the median value of an owner-occupied home in the city of Idaho Falls at $335,500, and found that 64.2% of homes in the city are owner-occupied. Those two numbers measure different things. The Census figure is what owners estimated their homes were worth across five years, while the Redfin figure is what homes actually sold for this fall. Read together, they show why so many owners near the Snake River, in the numbered streets and out toward Ammon have more equity on paper than they expected.
Equity is the gap between what the home would sell for and what is still owed on it. It is real wealth, but it is not cash until you sell or borrow against it.
Why more households are looking at their equity
The pressure is coming from the rest of the household budget. The Federal Reserve Bank of New York reported that U.S. credit card balances reached $1.263 trillion in the second quarter of 2026, up $21 billion in one quarter. Over the same period, home equity line of credit balances rose $13 billion to $459 billion, a sign that more owners are turning to their homes for borrowing.
Credit card interest is the main reason. The Federal Reserve's consumer credit report, released October 7, 2026, put the average interest rate on credit card accounts that were charged interest at 22.36% in August 2026. Debt secured by a home often comes with a potentially lower rate than unsecured card debt, because the home is the collateral. That trade is the whole point, and it is also the risk: if you cannot make the payments, the home is on the line.
ICE's June 2026 Mortgage Monitor found that 54% of all home equity borrowing in the first quarter of 2026 came through second liens, such as HELOCs and home equity loans, rather than cash-out refinances. Most owners who locked a low first mortgage rate in recent years would rather keep it than refinance it away.
How a HELOC works, and why they are not all the same
A HELOC is a line of credit secured by your home. It usually sits behind your first mortgage as a second lien, so your first mortgage, its rate and its payment stay the same.
Beyond that, the details vary widely. Many HELOCs at banks and credit unions open with a draw period, often charge interest only during that time, and use a variable rate that moves with the market. You borrow from the line as you go, and the payment can change month to month.
The HELOC option we offer through heloc.goodcobroker.com works differently, and it is worth knowing exactly how:
- The line is fully drawn at closing, so the full amount is in your hands from day one.
- Payments include principal and interest from the first month.
- The rate on each draw is fixed on the day that draw is taken.
- As you pay the balance down, that paid-down credit can be drawn again during the draw period, with a minimum draw of $500.
- The origination fee is financed into the line rather than paid out of pocket.
- Funds typically arrive within days after closing, and after the 3-day rescission window when the home is your primary residence.
Neither design is right for everyone. A borrower with one large, known expense often wants the full amount up front and a payment that pays the balance down from the start. Someone with costs spread over years may prefer a different structure. The point is to know which one you are signing.
Questions to ask any HELOC lender
Before you sign with any lender, in Idaho Falls or online, get clear answers to these:
- Is the money drawn at closing or as you go, and is there a minimum draw?
- Is the rate fixed or variable, and if it is fixed, is it fixed for the whole line or for each draw?
- When do principal payments start, and what will the payment be if you draw the full line?
- What are the fees, and are they paid at closing or financed?
- Can you draw again after paying the balance down, and for how long?
- How long from application to funds, including the rescission period?
Get the answers in writing, and compare them across at least two or three offers.
Where a local broker fits
Good Co. Broker Club is a mortgage broker, not a lender. Instead of offering one bank's product, we compare home equity options from several wholesale lenders and walk you through how each one draws, prices and repays. We are based on St. Clair Avenue in Idaho Falls, so we are one of you, not an ivory tower banker. If a HELOC is not the right fit, a cash-out refinance or a home equity loan might be, and we will say so. The lender makes the final credit decision.

Common questions
- Can you get a HELOC in Idaho Falls if you still have a mortgage?
- Yes. Most HELOCs sit behind an existing first mortgage as a second lien, so you keep your current first mortgage and its rate. Lenders limit how much you can borrow based on the home's value and what you already owe on it.
- How fast can you get money from a HELOC?
- It depends on the lender. With the HELOC option we offer, funds typically arrive within days after closing, and after the 3-day rescission window if the home is your primary residence.
- Is a HELOC rate fixed or variable?
- Many HELOCs elsewhere carry a variable rate. With the option we offer, the rate on each draw is fixed on the day the draw is taken. Ask every lender exactly how its rate is set before you compare.
- Should you use a HELOC to pay off credit cards?
- It can replace high-interest card debt with debt at a potentially lower rate, but it puts your home behind the balance. It tends to work best when the spending that built the balance has stopped and the new payment fits your budget comfortably.
- Does Good Co. lend the money?
- No. Good Co. Broker Club is a mortgage broker. We compare options from several lenders, and the lender you choose makes the final credit decision.
