Home Equity Loan vs HELOC in Idaho: How Each Works in 2026
Updated
Short answer
A home equity loan pays one lump sum, usually at a fixed rate with a fixed payment, while a traditional HELOC is a revolving line that often carries a variable rate and an interest-only draw period. Both are second mortgages that leave your first mortgage in place. Idaho owners have equity to work with: FHFA's purchase-only index shows Idaho home prices up 3.61% in the year to the second quarter of 2026, and up 24.63% over five years. A home equity loan fits a known, one-time cost; a line fits costs that come in stages, and some HELOCs, including the option Good Co offers, borrow features from both.

Idaho's equity picture
Idaho prices kept climbing this year, just at a calmer pace than the run-up of the early 2020s. The Federal Housing Finance Agency's House Price Index report, released August 25, 2026, shows Idaho up 3.61% from the second quarter of 2025 to the second quarter of 2026, 17th among the states and ahead of the national 2.13%. Over five years Idaho is up 24.63%. The Boise metro rose 3.97% over the same year.
East Idaho has moved too. FHFA's all-transactions index for the Idaho Falls metro, published on FRED, rose from 424.78 in the second quarter of 2025 to 445.25 in the second quarter of 2026, a gain of about 4.8%. That index includes appraisals as well as sales, so it is not a direct match for the purchase-only figures above, but it points the same way.
Nationally, ICE's August 2026 Mortgage Monitor puts mortgage holder equity at a record $18 trillion in the second quarter, with 47.5 million mortgage holders holding $11.7 trillion in tappable equity, about $212,000 per borrower on average.
Why second mortgages are in demand
Many Idaho owners locked in low first-mortgage rates in recent years and do not want to give them up. A second mortgage lets them use equity without refinancing the first loan. ICE's June 2026 Mortgage Monitor found that 54% of all equity extraction in the first quarter of 2026 came through second liens, and that second-lien withdrawals posted their strongest first quarter in nearly two decades.
The New York Fed's Household Debt and Credit Report for the second quarter of 2026, released August 11, 2026, shows HELOC balances at $459 billion, up $48 billion from a year earlier and $142 billion above their low in the first quarter of 2022.
How a home equity loan works
A home equity loan is the simpler of the two:
- You receive the full amount at closing, in one payment.
- The rate is usually fixed for the life of the loan.
- You repay principal and interest from the first payment, on a set schedule over a fixed term.
- To borrow more later, you generally apply for a new loan.
It fits a known cost: a new roof with a firm bid, paying off a set group of credit cards, or a tuition bill. The trade-off is flexibility. If a project comes in under budget, you still owe on the full amount you borrowed.
How a traditional HELOC works
A traditional HELOC works more like a credit card secured by your home:
- You are approved for a limit and borrow against it as needed during a draw period that often lasts several years.
- The rate is commonly variable and moves with a benchmark such as the prime rate.
- Many lines allow interest-only payments during the draw period, then switch to principal and interest for the repayment period, which can raise the payment sharply.
- You can borrow, repay and borrow again until the draw period ends.
It fits costs that arrive in stages, like a remodel paid to contractors over several months. The risks are a payment that can rise with rates and the temptation to keep a balance open for years.
A HELOC that works differently
Not every HELOC follows that model. The HELOC option we offer combines parts of both products. The line is fully drawn at closing, and principal and interest are paid from month one, so there is no interest-only period waiting to reset. The rate on each draw is fixed the day it is taken. During the draw period, credit you have paid down can be redrawn (minimum $500), and each new draw gets its own fixed rate on the day it is taken. The origination fee is financed into the line, and funds typically arrive within days after closing and after the 3-day rescission window on a primary home.
That makes it a fit for owners who want a fixed rate on each draw and principal paid down from the start, with the option to tap paid-down credit later. Many HELOCs elsewhere work differently, so read the terms of any line you compare. You can see how ours works at heloc.goodcobroker.com.
Choosing for remodel season
Fall and winter are when many Idaho Falls and Treasure Valley families line up bids for spring projects. A few questions sort out the right product fast:
- Do you know the full cost today, or will it come in stages?
- Can your budget handle principal and interest from the first payment?
- Would a rising payment be a problem if rates went up?
- What are the closing costs and fees, and are they paid upfront or financed?
- How quickly do you need the money?
A broker can line up offers from several lenders side by side, so you compare the full cost and not just the first rate quoted. We are an independent broker based in Idaho Falls, one of you, not an ivory tower banker, and we will walk through the trade-offs before you commit to anything.
Common questions
- Is a home equity loan or a HELOC better for a remodel in Idaho?
- If you have a firm bid and know the total, a home equity loan or a fully drawn, fixed-rate line keeps the payment predictable. If costs will come in stages over months, a line you can draw on over time may fit better. Compare fees, rate type and when principal payments start.
- Do you have to give up your current mortgage rate?
- No. A home equity loan and a HELOC are both second mortgages, so your first mortgage and its rate stay in place. That is a big reason second liens made up 54% of equity extraction in the first quarter of 2026, per ICE.
- Can you get a HELOC or home equity loan on a paid-off home in Idaho?
- Yes. With no first mortgage, the line or loan sits in first position on the home, and you can often access more of your equity. See our guide to a HELOC on a paid-off home in Idaho for details.
- How fast can you get the money?
- It varies by lender and product. With the HELOC option we offer, funds typically arrive within days after closing and after the 3-day rescission window on a primary home. Timelines elsewhere vary, so ask each lender when funds are released.
