Can you get a USDA loan in Rexburg?

By Tyler Kraupp, Founder, Good Co. Broker Club, LLC (company NMLS #2440270) · Updated October 6, 2026

Direct answer

USDA home loans are not available for a home inside Rexburg. USDA Rural Development generally serves rural communities under 35,000 people, and the U.S. Census Bureau counted 39,409 Rexburg residents in the 2020 Census. The Upper Valley Association of Realtors reported the eligibility change in October 2023. We checked each of these sources on October 6, 2026. Some addresses outside the city may still qualify, so check the exact address on USDA's map before you plan around it.

What changed

The 2020 Census count put Rexburg outside USDA's rural population line. Older listings may still mention USDA eligibility, so we check the exact address.

Which nearby addresses might still work

USDA eligibility depends on the address, not the ZIP code or town name. Areas around Rexburg, including parts of Madison and Fremont counties, may still be eligible. Before writing an offer, enter the exact address into USDA's eligibility map (USDA's eligibility map), check household income against the county limit, which counts everyone in the household, and ask us to have a lender confirm the address before you are under contract.

What Rexburg buyers use instead

Rexburg buyers may use FHA loans, conventional loans, IHFA down payment assistance or VA loans if they or their spouse served. IHFA assistance is a second loan that is repaid each month and is available to buyers under the income limit. We explain this in our down payment help guide. If a parent is helping a student or BYU-Idaho family with the purchase, ask us about co-signing or gift funds before anyone moves money. Moving money the wrong way can slow the loan.

Common questions

A listing says "USDA eligible." Is that wrong?
That listing could still be right, because some Rexburg-area addresses sit outside city limits. Check the map, and ask us to confirm the address with a lender.
Could Rexburg become USDA-eligible again?
Rexburg would need a change to USDA's rules or a new determination. We would update this page if that happens.
Is Rigby or Sugar City eligible?
Eligibility depends on the exact address. Use the map or send us the address to check.
