Down payment help in Idaho: IHFA, VA and USDA, explained

By Tyler Kraupp, Founder, Good Co. Broker Club, LLC (company NMLS #2440270) · Updated October 6, 2026

Direct answer

Idaho buyers have three main paths when the down payment is the hard part. Idaho Housing and Finance Association (IHFA) offers down payment and closing cost help as a second loan, open to first-time and repeat buyers under its income limit. Eligible veterans can use a VA loan. Buyers in USDA-eligible rural areas can use a USDA loan. Which one fits depends on your service history, your income and the address you're buying.

Facts on this page

  • IHFA down payment assistance is a second mortgage that must be repaid alongside the main loan. It is open to all eligible Idaho homebuyers, not only first-time buyers. Household income must be at or below $170,000, and some programs set lower limits. Its "Finally Home!" homebuyer education course is required. • USDA's home loan programs serve rural areas, generally communities under 35,000 people. (Source: USDA Rural Development, checked Oct 6, 2026)
  • Rexburg's population was 39,409 at the 2020 Census and an estimated 40,334 in July 2025, above that line. (Source: U.S. Census Bureau QuickFacts, checked Oct 6, 2026)
  • VA home loans require a Certificate of Eligibility based on service. (Source: VA, checked Oct 6, 2026)
  • VA loans do not require private mortgage insurance. VA does not set an income cap. Lenders review income and debts. (Source: VA, checked Oct 6, 2026)
  • USDA counts the income of everyone in the household. (Source: USDA Rural Development, checked Oct 6, 2026)

Start with what you qualify for

We start with three facts: whether you served, where the house is and what your household earns. Service history points us to VA eligibility first. The exact address determines USDA eligibility. IHFA and USDA set household income limits. VA has no income cap, but the lender still checks that the payment fits your budget.

IHFA down payment assistance

IHFA assistance is a second mortgage behind the main loan and is repaid each month. It is available to first-time and repeat buyers under the income limit, which is at or below $170,000 as of October 2026, after they complete "Finally Home!" We review the additional loan obligation and the specific first-mortgage product pairings, and we recommend taking the course early.

VA loans for Idaho veterans and service members

VA loans do not require private mortgage insurance, and a Certificate of Eligibility proves service eligibility. The home has to meet the program's property standards, and you need to live in it. It can't be bought only as a rental.

USDA home loans in rural Idaho

USDA guarantees loans in areas it defines as rural, and some addresses around Idaho Falls, Pocatello and the Upper Valley may qualify. Eligibility depends on the address, not the town name. The Upper Valley Association of Realtors reported on October 3, 2023, that Rexburg lost Rural Development loan eligibility. See the page on USDA loans in Rexburg for details. USDA also counts household income.

How a broker differs from a bank

Updated October 2026

Good Co. Broker Club is a mortgage broker, not a bank. A broker compares loan options from several wholesale lenders, while a bank offers its own products. We don't pull credit until we've talked with you. The lender makes the final loan decision.
